February 2023 Newsletter

Hello! I had some technical difficulties with this month’s newsletter, so I have included separate article links. From home staging tips to repurposing your space- both are great indoor projects if you want to avoid the cold weather (when it gets here)! If you are contemplating the sale of your home, the article on why you should use a REALTOR® is very informative. I love including articles from Deepak Chopra’s newsletter, Reinventing Life. I think everyone can identify with one or more of his teachings. This month’s topic covers stress- what happens to our bodies and how to handle it.

On the real estate front, February is buzzing with spring market vibes! Open houses have been very busy and we are still seeing multiple offers on well-priced listings in Fairfield, Stratford, Milford, Orange, and surrounding areas. January numbers show a decline in average and median sales prices. This does not mean the market is slowing down! January and February are typically slower months for real estate trades, and the January data tells us that homes listed and sold were under the $1MM threshold. January 2023 Newsletter

Happy New Year!

I’m sure many of you are focusing on new year resolutions or whatever word you use that makes them easier to put in place. I like to call them intentions. Here are some of mine for 2023 and beyond: Pray, meditate, move my body every day; travel with my teenage son who is growing up so quickly, travel solo, wear a high ponytail, lipstick, and get manicures more often; practice love, kindness, compassion, patience, acceptance, forgiveness; come from a place of service with my clients in order to educate, advocate and support their real estate goals. Finally, my word of the year is Freedom- Freedom from negative thoughts and freedom to do the things that bring me joy. What are your intentions for 2023 and how can I be of service to you?

December Newsletter- Happy Holidays!

Holiday time is here at last! This month’s newsletter (full newsletter here) includes an article on five New Year’s resolutions you can make around the home. I’ll take that over losing weight! If you’re excited about the holiday season and also want to keep it peaceful and stress-free, Deepak Chopra posted a helpful article on LinkedIn that will be sure to guide you toward accomplishing that goal. Lastly, there is so much news out there about the real estate market. Despite what you may see and hear on the news, there is great opportunity in buying and selling real estate. Inventory is at historic lows AND the average equity is 50% in homes. Homes are still trading over asking price, some in multiple offer situations AND 28% of purchases made in October were by first time home buyers. Foreclosures are down 90% from 2010, AND, historically, housing has remained strong during a recession (if that is where we are headed). In the new year, home prices are expected to remain strong, rates to be more “normal” (5-6% range), and homes will likely appreciate ~5% every year for the next few years. Also, there are some great loan products out there to help support buyers as they adjust to the new rate environment. November Newsletter- Happy Thanksgiving!

We say this every year when fall rolls around, but I can’t believe the end of the year is quickly approaching! Many of us are bracing ourselves for the holidays and all of the excitement (and sometimes stress) they bring. The featured article in this month’s newsletter focuses on home buying and the importance of knowing how much home a Buyer can afford. This is helpful information for first time home-buyers as well as sellers, who might also be buying, and have not gone through the process of obtaining a mortgage in some time. I have also included articles around home decor, holiday recipes and travel.

There is no question that buying a home in today’s market can be challenging. The volatile interest rates, low inventory and inflation have many of us feeling unsettled. Some homes are still receiving multiple offers and Sellers are getting at lease 100% of list price in CT. Assessing your financial health, knowing what you can afford and having an updated pre-approval are the most important things when buying a home. The featured article in September’s newsletter gives good tips on buying a home in today’s market. Happy (official) Summer! I hope you all are enjoying the summer sun and beating the heat at CT’s fabulous beaches, on vacation, or at home by the pool.
